Description

We present for sale a plot of land with an area of 15,419 m2, with a completed regulation procedure and the possibility of residential construction. It is located next to a forest area, just 600 m from the popular complex of houses ''Residential Park Lozen'' , on the outskirts of Sofia. The village of Lozen is located about 4 km away, and the center of the capital city is about 15 km away. All major points of the large capital city are easily reached via the Ring Road, which is only 1.6 km away from the plot. The plot itself is located on an asphalt road in relatively good condition. On the territory of the neighboring Residential Park Lozen complex, a German school and kindergarten with the initial investment of the German Lindner Group of 15 million leva. The project will be implemented in a long-term partnership with Uwekind International School. The new educational complex will be part of the Lozen Park Campus - a project awarded by the Minister of Innovation and Growth with a "Class A Investment Certificate". The educational complex will be built on three floors and will include a kindergarten and a school with primary, junior high and high school levels of education. Based on the provided parameters for the development of this terrain , a conceptual design has been prepared for the construction of 35 houses , of which 11 are free-standing detached houses on 2 floors, 1 detached house on 3 floors, as well as 23 row houses of the "townhouse" type on 3 floors. The total maximum developed built-up area of all buildings is 13,855 m2, with a maximum built-up area of 3,812 m2. According to the designers, it is possible to achieve an additional area of between 4000 and 6000 sq m, given the terrain's elevation and the possibilities for its utilization with built-up areas that are not subject to restrictions by urban planning parameters. We have a copy of the conceptual design for the construction of a complex of houses, and upon request we can provide it to a seriously interested potential buyer. The price of the plot is based on 480 Euro/m2 over the total maximum achievable gross floor area of the buildings that can be built on this land. Access to communications on the ground is relatively well-secured and not difficult to implement: • Existence of a feasibility study for connection to the electricity distribution network from CEZ/Electrohold, which confirms the technical possibility of connection. Construction of a new substation on the site is required; • Drinking water - possibility of connection from "Residential Park Lozen" 2nd part; • Wastewater channel - a connection route of 200-300 meters in length is required. • Street — the plot is reached by an asphalt road, which is in relatively good condition. It is planned to build a "breakthrough" for quick access from the existing road to the capital's Ring Road near the W?rth Bulgaria building very soon, which will shorten the distance to the exit of this main artery to about 1.6 km from the terrain. All basic regulatory procedures have been successfully completed in the relevant institutions, with a decision in effect, and the only thing that remains is to complete the procedure at the Ministry of Agriculture and pay the relevant fees, which can be completed within 1 month of the conclusion of a Preliminary Sales Contract with the new buyer.
